Sefira Capital and partners acquire 13-acre lot in heart of Alpharetta, new development planned


WEBB BRIDGE

SEFIRA acquired 13-acre lot with 4 fully zoned and entitled pads for the development of a day-care/learning center, a hotel, two medical office buildings and a restaurant. Sefira will only build the new Phase Family Center, a build-to-suit development of a 60,000-square foot facility that includes a full-service daycare, and after-school programming for children 6 months to 15 years of age. The remaining pads will be graded and made ready-to-build with parking around them. We conservatively project selling these three pads within the first two years of operations for others to develop them. The subject lot is in the very desirable city of Alpharetta, Georgia, at the intersection of Webb Bridge Road and Morris Road. It is a 5-minute drive from Avalon, one of the most successful mix-use developments in the nation. Known as the “Technology Hub of the South”, Alpharetta is home to over 600 technology companies.
